Single
Family Residence
Have
you ever considered purchasing a second home at Lake Tahoe?
If so, here are some facts you might find interesting:
The
California side of the lake is divided into five distinct areas.
These areas are located between Crystal Bay toward the east
side and Rubicon on the west shore. Four of the areas are in
Placer County and one is in El Dorado County.
During
winter months, the inventory of homes for sale is generally
low. As spring arrives and snow retreats, the single family
homes market begins gearing up for the busy season. Memorial
Day weekend is typically the start of the busiest time of the
year for real estate sales at Lake Tahoe. Prices range from
approximately $275,000 for a small one or two bedroom older
home, to the market high of $36,000,000. As would be expected,
properties on the water constitute the most expensive prices.
Homes with varying degree of lakeview and quality of construction
are priced proportionately.
The
planning agencies that are responsible for any and all building
within the basin, have instituted very strict guidelines regarding
remodeling, as well as improvements such as adding square footage
or a garage. Although it is sometimes very difficult to deal
with these agencies, it can be accomplished. This is an area
in which your broker has gained much knowledge and can be of
significant help to you.
Several
years ago, a second home at Lake Tahoe was a rather expensive
luxury. Today home ownership has become a very sound and truly
enjoyable investment. O'Neal Brokers remains at the top of the
