Generally speaking, North Shore (Tahoe City to Crystal Bay/Stateline, NV) lakefront values tend to be less expensive then West Shore (Tahoe City to Emerald Bay). North Shore properties tend to be smaller lots with homes located near Highway 28. West Shore properties, for the most part, offer larger, deeper parcels, more conducive for those "estates of the rich and famous". While North Shore waterfront properties tend to fetch an average of between $25,000 and $35,000 per lineal lakefront foot, West Shore properties tend to average $40,000 to $50,000 per lineal lakefront foot. There are, of course, a few exceptions on both the North Shore and the West Shore.
When estimating the value of a lakefront property, there are several factors to be considered in addition to the home on the property. One of the first considerations is how many lineal lakefront feet the property has. Does the property have a pier? Does the pier have steel or wood pilings? Is the topography of the land level and therefore useable, or steep? Is the shoreline sandy or rocky?
From the Ca/Nev stateline at Crystal Bay on the North Shore to Emerald Bay on the West Shore there were, according to our Mulitple Listing Service, 20 lakefront home sales in 2005 and 22 in 2006.
